A special resolution has just been passed (July 2022) to allow home owners to install lightning conductors at their homes in Raptors View Wildlife Estate. The Estate’s Architectural Guidelines have been adjusted accordingly.

 

The change does not make it mandatory to have a lightning conductor installed, but where owners want to go ahead with an installation, the conductors need to be approved by the Home Owners Association before installation is done to the specified guidelines.

 

These guidelines include SABS approval and certificates of electrical compliance. In addition, the conductors cannot be more than 12 meters in height from ground level. This is significantly lower than the older type conductors. The conductors that are advised are placed through the middle of the roof knock. This newer modern design is far less visible and is in fact more effective than the older versions. Another benefit for home owners is that insurance costs could be reduced.

 

This change will have a positive effect on buyer perceptions, as many buyers have had concerns around lightning strikes and the associated insurance costs related to thatched roof homes.
