This magnificent 5-star game lodge consist of two adjoining farms in the Lephalale district of the Waterberg municipality. Together these two farms are 1733.5134 ha. There are no land claims registered on these properties. The property is a fully developed Game and Eco-tourism operation.
The topography is typical Waterberg Mountain sour veld, with plains, hills, ravines and riverine bush. The farms are 1100m to 1300m above sea level. Annual rainfall has averaged 680mm per annum over the last 20 years. There is a perennial stream flowing through the middle of the farms. Together with the large dam and boreholes, the farms are abundantly supplied with water. The grazing is well managed with no signs of indicator species of over-grazing.
There are 42km of excellent farm roads, with cement sections on steep areas and river crossings. There is 23km of 2.4m fully electrified Game Fence around the property. The lower 1.2m is diamond mesh, 0.6m of which is packed with large stones, making the fence impenetrable to burrowing. Similarly, it is wired with 8 strand of electrification which prevents predators from scaling the fence. It is powered by 6 solar powered electrification units each providing power to a section of the fence. The property has 4 boreholes, powered entirely by solar electricity or hybrid systems. In addition, it has solar powered pump from the dam which supplies unlimited water for gardening purposes.
The main game on the farms is: Giraffe, Eland, Kudu, Sable, Nyala, Waterbuck, Zebra, Blue Wildebeest and Impala. In addition, there is Mountain Reedbuck, Klipspringer, Common Duiker, Bushbuck and Steenbuck. Other animals seen on the property includes Bushpig, Warthog, Aardvark, Pangolin, Brown Hyena, Leopard, Serval, Caracal, Civets and Ratels.
The main house (240m2) with covered patio (120m2) has 2 bedrooms with en-suite bathrooms, dining / living room, kitchen which is fully equipped with an industrial size gas stove. The house is architecturally designed with thatched roof, excellent quality floor tiles, stone outer walls, anodised aluminium door and window frames and fans and air conditioning in all the rooms. There is also a separate TV room with a built-in bar with luxury wood finishes. There is 5 Chalets 2 is 22m2 the other 2 is 30m2 and then there is one that is 28m2. Each chalet is a double bedroom with en-suite bathroom. The outside braai area is 60m2 with fire-pit, open braai, pizza oven and seating for 16 people. There is a medium-sized swimming pool, designed to blend in with nature with a wooden deck. The laundry room and office are 110m2. It has industrial quality washing and laundry equipment. The carport is 60m2 what a thatch roof, open sides with a concrete floor.
The shed with workshop and abattoir facilities is 650m2 with parking for 6 vehicles. There is also a 6m2 cold room and meat processing equipment. There is also an implement shed (108m2) and a 60 KVA generator. The staff quarters consist of 3 houses, 90m2 each.
The cement and stone wall dam are plus minus 3ha in extent whit 11m high and 130m wide, stone and cement wall. The size of the dam and the configuration of the wall is exceptional for a game farm. This is an outstanding attribute of the property.
